Terms & Conditions

General:

All bookings are subject to the following terms & conditions. Receipt of a completed booking form and payment will be considered as a contract and acceptance of these terms & conditions.

The Letting of Room in the Nest, for any period, is between the Owner of the property and the person(s) named on the booking.

The Owner cannot be held responsible for any accident, damage, loss, injury caused to guests or to their personal belongings whilst at the property.

We recommend taking out holiday/cancellation insurance.

Accommodation:
Details of those occupying the property must be given to the Owner. Any other persons are not permitted to stay at the property.

Damages must be reported immediately, and a charge may be made.

All bed linen, towels, electricity, and Wi-Fi are included in the price.

The property is strictly non-smoking.

In the rare event that the property becomes unavailable due to reasons beyond control of the owner, liability shall be limited to the offer of a full refund of all money paid. No further liability shall lie with the owner.

The property will be available from 1.30pm on the arrival date and must be vacated by 11am on the day of departure. Late departure may incur additional charges.

Payments and Bookings:
Full payment for the stay is required to confirm the booking.

Cancellations:
A booking may only be cancelled prior to the start of the stay.

A Guest who wished to cancel the stay must notify the Owner in writing (Cancellation Notice).

In the event of a cancellation the following charge is payable depending on the number of days before the holiday the Cancellation Notice is received by the Owner.

  • 0-13: 100%
  • 14-27: 75%
  • 28-60: 60%
  • 60 or more: 25% 

Guest Obligations:
The Guest agrees to take good care of the property, to leave it clean and tidy on departure and to pay for any damage made to the property. The owner reserves the right to make an extra charge for cleaning if the property is not left in a reasonable condition.

The Guest(s) agree not to cause annoyance or become a nuisance to occupiers of adjoining properties.

If while staying at the property guests have any complaints they must report these to the Owner who will make every effort to resolve these so that they can continue to enjoy their stay.

Guests must allow reasonable access to resolve any problems or complaints.

If there is a breach of any of these conditions by the Guest(s) the Owner reserves the right to reenter the property and end the booking and ask the Guest(s) to leave.

Pets:
Strictly no pets allowed at Room in the Nest.
